Federal funding for efficient buildings - individual measures (BEG EM - BAFA)

What is supported?

Funding is available for individual measures on existing buildings that are carried out by specialist companies. Eligible measures include individual measures on the building envelope, systems engineering, the installation and optimization of ventilation systems including heat/cold recovery, heat generation systems (heating) and measures to optimize heating systems.

The measures are implemented in Germany and lead to an improvement in the energy efficiency of the building and a reduction in CO2 emissions, and contribute to increasing energy efficiency and the proportion of renewable heating and cooling in the building sector.

Funding is also available for specialist planning and construction supervision.

How is the funding provided?

Funding is provided as a non-repayable grant. The subsidy rate is 10 to 40% of the eligible costs (depending on the subsidy rate of the individual measure and the bonuses that can be accumulated with it).

The maximum limit (for non-residential buildings) for refurbishment measures is a maximum of € 5 million (or a maximum of € 1,000 / m² GFA).

Eligible costs for specialist energy planning and construction supervision are subsidized by 50%.

Who can apply for funding?

Eligible applicants are private individuals and homeowners' associations, freelancers, local authorities and companies (municipal and special-purpose associations as well as legally dependent companies), corporations / institutions under public law (e.g. chambers or associations), non-profit organizations, companies (including sole proprietorships) and other legal entities under private law (including housing cooperatives).

The right to apply applies to owners, leaseholders or tenants of the land, part of the land, building or part of the building.

Important to know!

The Federal Funding for Efficient Buildings - Individual Measures (BEG EM - BAFA) is part of the new BEG federal program. The updated guideline came into force on 01.01.2023 and ends on 31.12.2030. The subsidized systems or parts of the building that have been optimized in terms of energy efficiency through the individual measure must be used for their intended purpose for at least ten years.
